RIVERFRONT DEVELOPMENT ROUNDUP: HAZELWOOD GREEN, MORE GROWTH IN THE STRIP

HAZELWOOD

The 178-acre riverfront brownfield site in Hazelwood formerly known as Almono has a new name: Hazelwood Green. The site’s new identity was announced this month by Almono LLC to further align the project with the adjacent Hazelwood neighborhood. That wasn’t the only big news, however. Carnegie Mellon University announced that it will be a major tenant at Hazelwood Green’s Mill 19 building, which will house two university robotics and manufacturing initiatives. The redevelopment of Mill 19, one of three structures on Hazelwood Green left over from the former Jones & Laughlin steel mill, is a project overseen by the Regional Development Industrial Corporation and is expected to be completed by spring of 2019.

STRIP DISTRICT

Pittsburgh’s Strip District neighborhood continues to boom with new development adjacent to the Allegheny River. A September groundbreaking ceremony confirmed that autonomous vehicle developer Argo AI will move into the future Riverfront West building at Oxford Development Company’s 3 Crossings complex. 3 Crossings sits between 25th and 29th streets bordered by Smallman and Railroad streets.

Several blocks downriver at 21st and Smallman streets, Rugby Realty and Al. Neyer announced plans for a new mixed use building at the former Tom Ayoob Inc. produce wholesaler. The 420,000-square-foot project would span three blocks and could include a mix of office space, retail (including a possible corner restaurant and pharmacy) and a parking garage.

And further downriver at 15th and Smallman streets, Bridgeville-based developer RDC Inc. has plans to build a $22 million, 105,000-square-foot office building on property owned by The Buncher Company. Named District 15, the new building is part of Buncher’s 37-acre Riverfront Landing development and is expected to begin construction later this year. As a result of discussions with Riverlife’s Design Review Committee, the District 15 building will enhance the 15th Street connection to the riverfront, which includes a brick plaza that has already been built by The Buncher Company. The 15th Street connection is a key element envisioned in Riverlife’s Strip District Riverfront Park plan.
